Proposed Vanderbilt High Rise Building - “One Naples”

A new proposed luxury residential high rise building - “One Naples” - is undergoing planning by Stock Development for the northeast corner of Vanderbilt Beach Rd and Gulf Shore Drive. One Naples would feature +/- 20 floors and 300 residences, in addition to the 75-slip marina to be developed in the lagoon.

Proposed amenities include resort style pool, fitness center, fire pits, rooftop pools and green space, private cabanas, and private parking. The project would also include parking along main roads, a real estate office, coffee shop, and restaurant all open to the public.

The area is currently zoned for commercial use and is occupied by local businesses such as the Beach Box Cafe, John R. Wood Realtors, DaRuMa restaurant, and the Beach Store. Stock Development is pushing for a zoning amendment that would allow construction of the project. Changing the zoning for the project would allow Stock to update public features of the area such as sidewalks and landscaping, while also allowing for the restaurant, coffee shop, and real estate office.

Development of One Naples has been controversial with Naples residents. There are many in favor of the project, and many who oppose One Naples. Supporters say the new residential building will add value to the community, making better use of the space by adding a more modern and attractive facility. Opposers say that the building will simply add to the congestion of an already popular and crowded destination. If the plans are approved, the current buildings from the 1960’s and 70’s will be knocked down, and local businesses such as Beach Box Cafe and John R. Wood will be forced to close their doors.

The application process is projected to be 9-12 months long, and development of the project will take another 24 months.

Stock Development is anticipating pre-sales for the condo building to start in 2019. Projected sales prices range from $800,000 to $10,000,000.
