PPM has invested in a state-of-the-art Maintenance Portal, Smart Maintenance, to facilitate the submission, assignment, scheduling, updating, and completion of all maintenance requests.

Here's how it works:

Step One

Follow the link below or scan the QR code to log into your resident portal

Once logged in, navigate to the "Maintenance Tab" and select Request Maintenance under Maintenance Requests

Fill in the description of your request, upload photos if necessary, and fill out information regarding access to the property.

Create a new Maintenance Request

Step 4

Select the preferred date and times for the vendor to schedule the service & click submit.

If you are having trouble accessing or navigating smart maintenance, please contact for assistance.

All questions, follow-up, requests, etc. should be communicated to the "text" section on your submitted work order. From here, you can get in touch with vendors, managers, and maintenance.


In case of an emergency situation, mark the work order as "urgent" and email during office hours and 740-314-1145 after hours.

Resident Move-In Guide

Lockbox Instructions

Set the combination to the code provided to you in your move-in instructions and once aligned with the dash mark to the right of the code, then simply slide the lockbox door upwards (see photo above) and the key compartment will open. Tip the key box a bit to remove the keys from the box.

Tenant will receive an email link to set up an online tenant account and make this payment. Alternatively, tenant may pay by money order and mail to PPM office (Please note that funds must be received prior to Move-in).

Upon full payment of Move-in Funds, HOA Approval, Lease execution, etc. residents can expect to receive a detailed informational packet regarding their move-in two weeks prior to the move-in date.

Please complete & upload Move-in Inspection List within 3 days of Move-in. If there are maintenance items that need to be addressed after moving in, please create a Move-In Checklist Meld, with a list of the items that need attention.*

*Please note this helps Maintenance to get the proper vendors assigned to the issues in the system, rather than texts / calls / emails assigned to the issues in the system.

Move-in Tip: If there are any items that need to be addressed at time of move-in, submit a meld request with a list of the items. This ensures it will be documented and sent to our Customer Service Supervisor ASAP!

Moving Out

Move-out / Security Deposit Return Process

After vacating your seasonal rental unit, PPM will have 30 days to conduct the move-out inspection and complete the security deposit return process. Once processed the security deposit will be sent via Certified Mail within 5-7 business days. If you have any questions regarding the move-out process, please send directly to

Early Termination

The tenant is responsible for providing 30 days notice prior to vacating the premises. If the tenant wishes to terminate their lease early, the tenant will forfeit their Last Month Rent & Security Deposit, as well as be charged a $650 Lease Break Fee. Pending Move-Out Inspection and condition of the premises, this will release tenants from any further liability.

After completion of Move-out inspection and full vacating of premises, the tenant is responsible for dropping off keys, remotes, fobs, etc. in the dropbox at the PPM office located at
700 11th Street South - Penthouse 3, Naples, FL 34102 USA
